In 2003, Jesse Randhawa made a decision that would quietly set the foundation for a family enterprise that now spans multiple states and international markets. With limited resources but an unwavering work ethic, he acquired his first asset — a Valero gas station in California. It was a modest beginning, yet it ignited a lifelong passion for transforming overlooked real estate into thriving, customer-focused businesses. Over the next several years, Mr. Randhawa continued to pursue strategic acquisitions throughout Southern California, including convenience stores, car washes, residential properties, and vacant land positioned in unique and emerging corridors. Each acquisition was guided by the same philosophy: value can always be created where others fail to see it. In 2007, Mr. Randhawa expanded beyond California, acquiring a bundle of five gas station and convenience store properties in San Antonio, Texas. The move proved pivotal. It marked the company’s entrance into one of the fastest-growing regions in the United States and cemented its long-term focus on Texas as a core operating market. From that point forward, Mr. Randhawa never looked back. As the portfolio scaled, Mr. Randhawa identified a recurring challenge faced by operators in the retail fuel and travel plaza space: construction delays, cost overruns, and a lack of control over the development timeline. In response, he ventured into the construction side of the business, establishing a construction arm dedicated to building and remodeling projects the right way – with tighter schedules, cleaner execution, and greater attention to operational realities. This vertical integration allowed him not only to reduce delays but to bring his own standards for quality, layout efficiency, and customer experience to life across multiple sites. Over the next decade, he broadened the Texas portfolio through a series of C-store and fuel acquisitions, including the development and operation of EZ Travel Centers — full-service truck stops located throughout North Texas. Today, the portfolio includes multiple assets across the Dallas–Fort Worth region, with additional holdings internationally in Dubai and India. From day one, Mr. Randhawa’s vision has remained remarkably consistent: build stores where customers feel safe, comfortable, and excited to stop — whether for fuel, food, or rest. That vision translates into obsessive attention to detail, from the cleanliness of the restrooms to the quality of the food partners on site. Equally important are the relationships. Over two decades, Mr. Randhawa has established enduring partnerships with leading fuel brands such as Valero, Chevron, and Shell, as well as national food franchise operators who anchor many of the properties and enhance the customer experience. Before leading RF & Sons Properties, Mr. Randhawa began with humble beginnings — working a job at a gas station during his early years. That firsthand experience shaped his approach to business: understand the customer, care for the property, and operate with discipline. Those core principles guide RF & Sons Properties to this day. From one store in 2003 to a multi-market, multi-asset portfolio in the United States, Dubai, and India, Mr. Randhawa’s journey is a testament to grit, vision, and the belief that excellence is achieved one customer at a time.
